Spain's Ministry of Housing targets Sareb assets to address housing shortage

Spain's Ministry of Housing is moving to intervene in the management of Sareb, the ‘bad bank’ that holds real estate assets from former savings banks. The ministry aims to convert stagnant land and properties into available housing to address shortages and rising prices, particularly for young people.

This initiative follows government promises to bring approximately 180,000 homes to the market, a significant portion of which is expected to come from Sareb's holdings. The move seeks to address long-standing issues with asset management and the lack of supply in the sector.

Simultaneously, the rental market in major cities like Madrid continues to present significant barriers to entry. High monthly rents, combined with demanding financial guarantees—such as multiple months of security deposits and bank guarantees—have made finding affordable housing increasingly difficult for young residents.
