Spain's regional housing prices rise, with Canary Islands among the most expensive

The price of second‑hand housing in the Canary Islands increased by 7.4% year‑on‑year in the second quarter of 2026, reaching an average of €3,297 per square metre. This makes the archipelago the fourth‑most expensive autonomous community in Spain, behind the Balearic Islands (€5,337/m²), Madrid (€4,786/m²) and the Basque Country (€3,611/m²). The national average rose 15.8% to €2,823/m², a new historic high.

In north‑western Galicia, Vigo’s housing market has essentially stalled, with the average price holding at €2,480/m² after a marginal 0.1% rise in June. Over the past year the city saw a 10.5% increase, keeping it near its historic peak. The most expensive neighbourhoods remain Alcabre (€2,895/m²) and Coruxo (€2,881/m²). Across Galicia, price growth varied, with Sanxenxo and A Illa de Arousa exceeding €3,000/m², while Ourense stayed the cheapest at about €1,037/m².
