Spain's hotel investment hits record €2.53 bn in first half of 2026

Cushman & Wakefield reports that hotel investment in Spain reached €2.53 billion in the January‑June period of 2026, a 36 % rise over the same period a year earlier. The market saw 88 hotel transactions covering roughly 12 200 rooms. The Balearic and Canary Islands accounted for 48 % of the transaction value, with the Balearics alone contributing 27 %.

Key deals included Calena Partners’ €200 million acquisition of three HIP hotels (two in Mallorca and one in Gran Canaria) amounting to 870 rooms, Arcano Partners’ purchase of three Tenerife assets (the Alua series) totalling over 1 050 rooms, and the €140 million sale of Tivoli‑La Caleta in Tenerife. Prime‑hotel yields remained stable between 5.25 % and 5.75 %.

Analysts note a growing interest in economy‑segment hotels located outside major city centres, driven by investors seeking higher returns as luxury‑asset prices stay high. At the same time, Spain’s tourism sector is expected to grow 2.7 % in 2026, contributing about 12.9 % of national GDP (≈€218‑228 billion). Exceltur forecasts 43 million international visitors this summer, generating roughly €64 billion in spending. Regional outlooks are positive, with Asturias projected to raise summer sales by 4.5 % and luxury‑travel demand remaining strong across destinations such as Madrid, Barcelona, Mallorca and the Costa del Sol.
