Spanish construction sector faces cost inflation and land shortages
The Spanish construction and renovation sectors are navigating significant challenges, including rising material costs, a shortage of skilled labor, and difficulties meeting project deadlines. Juan Cámara, president of the Valencian construction company Torrescámara, has highlighted that high inflation is causing many public tenders to remain unawarded or leading to contract rescissions when prices were set prior to inflationary spikes.
In the Valencian Community, reconstruction efforts following the October 2024 Dana floods have contributed to inflation rates nearly double the national average, a pressure that current public tender price revision formulas often fail to capture.
To address the residential housing crisis, Cámara emphasized the urgent need for large packages of affordable land in cities to facilitate the development of public housing. Meanwhile, the industry is increasingly turning to prefabricated concrete solutions to improve efficiency. These factory-made components allow for greater speed and precision in construction, helping to mitigate the delays and logistical chaos often associated with traditional on-site concrete pouring.
