Spanish homebuyers shift to fixed-rate mortgages amid Euribor rise
Spanish homebuyers are increasingly opting for fixed-rate mortgages to avoid the volatility of the Euribor. According to the Instituto Nacional de Estadística, fixed-rate mortgages accounted for 60.9% of all home purchase signings in May.
Financial intermediaries report even higher trends. Data from the Gibobs platform shows that 87.81% of mortgages closed this year were fixed-rate, a significant increase from the approximately 80% seen in 2025. Trioteca also noted that over 90% of its mediated mortgages in the first quarter were fixed-rate.
In the current market, several entities are offering competitive fixed-rate products. Ibercaja provides a TIN of 2.55% for up to 80% financing on primary residences, while Banca March offers a TIN of 2.65%.
