Spain implements various social and protected housing initiatives

Various Spanish municipalities and regional governments are implementing new measures to address housing shortages and affordability.

In Madrid, the regional government has expanded its ‘Mi Primera Vivienda’ program, increasing the maximum age for mortgage guarantees from 35 to 50 years and raising the property price cap to €425,000. In Alcorcón, the municipal registry for applicants seeking protected housing has opened.

Local political debates regarding land use and social housing are ongoing in several cities. In Ponferrada, the PSOE has questioned the decision to cede municipal land to Somacyl for 80 social housing units, arguing that the regional government already owns nearby vacant plots. Similarly, in Logroño, the PSOE has urged the local government to transfer five residential plots to the Riojan Housing Institute (IRVI) to build 75 rental units.

In Gandia, the mayor has announced plans to study new formulas for promoting protected housing through private developer collaborations, following similar successful models in cities like Alcoy, Ontinyent, and Elche.
