Housing crisis impacts Spain and Europe as rents outpace wages

Spain and various European cities are facing a severe housing crisis characterized by skyrocketing rents and property prices that outpace wage growth. In the Balearic Islands, youth emancipation rates have plummeted, with some young people needing to spend 124% of their salary on rent. In Galicia, residents in O Salnés and Barbanza have formed the 'Plataforma pola Vivenda de Arousa' to combat difficult access to housing and provide legal advice to those facing eviction.

Real estate market dynamics show significant regional disparities. In A Coruña, new construction prices remain extremely high, though properties managed by Sareb through Arqura Homes are approximately 32% cheaper per square meter than the city average. Meanwhile, the financial burden of housing is driving legal actions; for instance, the 'Second Chance Law' has been used to clear significant debts for individuals struggling with mortgage payments due to income loss.

On a broader European scale, a Deutsche Bank Research Institute report highlights the disparity in disposable income after rent. While Swiss cities like Zurich and Geneva offer the highest remaining income for dual-income households, cities like Lisbon show much lower margins. The crisis has also spurred interest in real estate investment through the stock market, specifically via Socimis and property developers.
