Student housing market faces pressure in Spanish university cities
The student rental market in Spain, particularly in university cities like Salamanca, is facing significant pressure due to rising prices and high demand. In Salamanca, approximately 35,000 students create a large floating population that requires housing solutions, often straining the local market where average rents for full homes range between 830 and 860 euros per month.
To navigate these complexities, landlords renting to students must adhere to specific legal frameworks. Under the Urban Leasing Law (LAU) and the Civil Code, landlords renting individual rooms must clearly state in contracts that the accommodation is temporary and linked to studies, specifying exact entry and exit dates. This distinction is vital to avoid legal disputes, as renting a whole apartment to a group of people is legally different from renting individual rooms.
As costs for energy and groceries rise, the traditional model of shared room rentals—averaging around 300 euros per month without utilities—is being re-evaluated for its economic viability. This has led to an increased interest in private university residences as alternatives to the increasingly expensive traditional rental market.
