Swedish housing organizations issue new rental policy guidance

Sveriges Allmännytta and Fastighetsägarna have released new guidance regarding access requirements and rental policies for the Swedish housing market. The guidance aims to assist landlords in designing reasonable and transparent criteria for applicants, including income assessments and rental policies, while ensuring compliance with anti-discrimination laws.

The initiative was presented to Infrastructure and Housing Minister Andreas Carlson to demonstrate how the industry can implement clear requirements without unnecessarily excluding housing seekers. Common requirements discussed include age, Swedish personal identity numbers, and the absence of rent arrears or payment defaults.

Separately, discussions within the Swedish rental sector highlight the economic impact of tenant maintenance obligations. While landlords manage costs through energy efficiency and organizational changes, the failure of tenants to fulfill maintenance duties—such as cleaning drains, filters, or maintaining smoke detectors—leads to increased repair, maintenance, and emergency service costs for landlords.
