A recent report from Master Builders NSW shows that the cost of building a new house in Sydney increased by 1.2% in the September 2025 quarter, the largest quarterly rise since December 2023. Overall, a new home is now 44.8% more expensive than it was just before the pandemic.

Material prices are a key driver: overall building‑material costs rose 2.1% in the quarter, with concrete, cement and sand up 5.0%, while steel fell 4.6%. Labour shortages keep wages high and extend timelines. Inflation has lifted the baseline cost by 37.9% since before the pandemic, and upcoming regulatory changes – the National Construction Code 2025 scheduled for 1 May 2027 – will add further compliance expenses.

Weather delays, environmental requirements such as bushfire ratings and flood controls, and global supply‑chain disruptions that raise freight and fuel prices also pressure budgets. Builders advise homeowners to set a realistic total budget, break it down into construction, approvals, site work, finishes and contingency, and to lock in material selections early to avoid price spikes. Planning for local conditions, securing reliable suppliers, and allowing for contingency can help keep projects on track despite the cost pressures.
