Thailand tourism drives real estate shifts and travel demand
Thailand continues to experience significant tourism growth, attracting over 20 million foreign visitors annually, which is more than double the number of foreign tourists visiting India. This high volume of tourism is driving major shifts in the Bangkok real estate market. The conversion of residential properties into short-term rentals (STRs) has led to increased housing costs; studies from Shinawatra University suggest that in high-density STR areas, long-term rents have risen by approximately 8%, while purchase prices have increased by 15% to 18%.
This trend has caused an artificial scarcity of housing, displacing local residents and families from central areas like Sukhumvit to newer communities in Bang Na-Trat Road, Punnawithi, and On Nut. Additionally, the influx of transient populations has altered the community fabric, replacing local commerce with tourist-oriented businesses.
In terms of travel trends, data from Agoda indicates a surge in interest from Indian travelers during the upcoming festive season. Thailand has seen a 55% year-on-year increase in accommodation searches from India, with Bangkok and Phuket remaining top destinations. Other popular international choices for Indian travelers include Vietnam and Japan, which have seen search increases of 86% and 125%, respectively.
