Spiti Mou 3 program: Housing availability analyzed in Attica and Thessaloniki
The ‘Spiti Mou 3’ housing program, featuring a 2 billion euro budget, is being analyzed by the E-Real Estates network to determine the availability of eligible properties in Greece. The program targets households meeting specific income criteria—up to 25,000€ for singles, 35,000€ for couples (with increases per child), and 39,000€ for single-parent families—and covers homes built up to 2007 with a maximum market value of 300,000€.
In Attica, research shows significant regional disparities in housing supply. While homes between 80-150 square meters make up 34% of the market in Athens and 29.67% in Piraeus suburbs, they represent 64.39% in the rest of Attica. In the Northern Suburbs, only 12.65% of relevant properties meet the cumulative criteria of size, age, and the 300,000€ price cap.
In Thessaloniki, the availability varies by municipality. In the Municipality of Thessaloniki, 75.84% of homes sized 80-150 square meters meet the criteria at a price up to 300,000€, though only 6.77% fall under 200,000€. In the surrounding regional municipalities, 31.55% meet the 300,000€ threshold. Thessaloniki's housing stock is generally older, with 80% built before 1980, whereas the regional municipalities feature more recent constructions from 1991-2007.
