Tirana apartment prices hit record high as average reaches €2,141 per sqm

The average sale price of apartments in Tirana rose to a record €2,141 per square metre in March 2026, with the median price at €2,046. Over the past seven years prices have doubled, marking a 122 % increase since the first quarter of 2019 and a 222 % rise compared with 2005 levels. Across the 21‑year span since 2005, the average price has more than tripled.

Keydata Albania’s index, compiled by Çelësi Media Group, shows area‑specific growth: the former Block district reached €3,003 / m² (up 90 % from 2022), the Small Ring area €2,431 / m² (up 92 %), and the zone outside the Small Ring €2,022 / m² (up 91.4 %). The index combines data from both resale and new‑construction apartments, using 2005 as the baseline (index = 100).
