Albania property price surge and affordability crisis

In late June 2026, the Bank of Albania maintained its key interest rates at 2.5% despite rising inflation, which reached 2.9%. The central bank noted that private-sector credit growth was heavily driven by real estate, with approximately half of the banking sector’s loan portfolio linked to property. Analysts highlighted a significant disparity between house prices—which rose 44.5% year-on-year—and wage growth, which increased by only 9.8%.

By July 2026, Tirana's apartment market reached record highs, with average prices hitting €2,141 per square metre. This represents a 122% increase since early 2019 and more than a threefold increase compared to 2005 levels.

By August 2026, the surge transitioned into a critical affordability crisis. Tirana has become the second most unaffordable capital in Europe regarding the rent-to-income ratio, trailing only Lisbon. Data from the first half of 2026 shows average monthly rents for 1+1 apartments reached €590, while 2+1 apartments averaged €954, a roughly 26% increase from the previous year. An individual earning the average net monthly income of €760 would need to spend approximately 93% of their salary on rent.

The crisis is driven by limited supply and a massive migration of properties toward short-term rental platforms. While short-term rentals generated nearly €50 million in total earnings across Albania in the first half of 2026, the rising costs are forcing middle-class families and young professionals to seek more affordable alternatives in nearby cities such as Elbasan and Durrës.
