Turkey launches Real‑Estate Value Centre to curb housing price speculation

Turkey will establish a Gayrimenkul Değer Bilgi Merkezi (Real‑Estate Value Information Centre) integrated with the land‑registry system to record actual property values, prevent speculative price hikes and protect tax revenue. The reform follows a sharp rise in housing prices after the 2023 earthquake, which spurred opportunistic buying and inflated market values. The centre will track price changes, support accurate tax assessments, and provide data for public‑sector projects such as expropriation and consolidation.

Recent market data show average rents for a 100 m² dwelling at 24,179 TL nationwide, with Istanbul leading at 40,453 TL. Rent growth has slowed, moving from double‑digit increases to single‑digit levels, while some cities saw modest declines. These figures illustrate the broader housing‑affordability pressures that the new valuation system aims to address.
