Turkey expands social housing to 7 million residents

Entities: Fırat Mahallesi · Fatma Şahin · İzmir Büyükşehir Belediyesi · Kayseri Büyükşehir Belediyesi · Nevşehir Belediyesi

Overview

The nationwide housing programme kept expanding through mid‑2026. By late June the “Yarısı Bizden” conversion was delivering roughly 550 units per day across 3,482 sites, taking the national total of transformed dwellings to about 2.68 million. Minister Murat Kurum reiterated a target of more than 500,000 new rental and social‑housing units by 2027, with Istanbul slated to launch the first rent‑control scheme. On 5 July he handed titles to 1,071 owners in Beykoz, completing the 2/B phase for around 2,500 residents, and announced plans for 115,000 new social‑housing units in the city, including 15,000 below‑market rentals to start in September. A similar ceremony on 11 July highlighted earthquake‑preparedness, the completion of the Beykoz Millet Bahçesi park phase and the renovation of Beykoz Paşabahçe Stadium, while the Deposit Management System recorded 7.6 million items collected in five days. Municipal rebuilding projects continued, such as Sultangazi’s demolition of a 120‑unit block and construction of 144 earthquake‑resistant homes with commercial space, and Gaziantep’s launch of the Bahçelievler garden‑home scheme for 20,000 affordable single‑story houses. On 12 July the government introduced a low‑interest loan programme for first‑time homebuyers to meet social‑housing needs without expanding overall liquidity. The International Monetary Fund lowered its 2026 real‑GDP growth forecast for Turkey to 2.9 % (from 3.4 %) and raised the 2027 estimate to 3.6 %, citing inflation, global risks and regional tensions. Central‑bank governor Fatih Karahan warned that the tight monetary stance was suppressing production, investment and household purchasing power, underscoring the delicate balance between financing reforms and macro‑economic stability. On 15 July commercial loan rates surged to around 53 %, with mortgage rates also climbing sharply. Companies reported severe cash‑flow strain as banks tightened credit, raising concerns that high financing costs could dampen demand for the low‑interest home‑buyer loans and broader housing initiatives.
