Turkish real estate experts urge realistic pricing, reject stale listings
Industry representatives in Turkey warned that property listings remaining unsold for months should not be used as pricing benchmarks. They emphasized that accurate valuation must factor in not only the advertised price but also the costs incurred during the sales process, including the time value of money between listing and actual sale.
Experts said a true "right price" can only be determined by considering economic indicators and current market conditions. Both construction firms and individual owners are urged to focus on realistic pricing to shorten sale periods and avoid the negative effects of overpriced, unrealistic listings, which can lengthen market time and erode demand.
Adopting proper pricing strategies, they argue, will benefit sellers by enabling quicker transactions and delivering longer‑term advantages in a market increasingly driven by cost considerations rather than solely by price hikes.
