UK build to rent investment exceeds £4 billion year-to-date

Investment in the UK build to rent (BTR) sector reached over £900 million in the third quarter of 2026, according to Savills. Year-to-date investment has exceeded £4 billion, marking a higher level than any previous year at this stage.

Significant activity includes Border to Coast Pensions Partnership’s acquisition of 866 single family housing homes from Leaf Living. Additionally, Royal London has agreed to forward fund 111 houses and 173 apartments in Manchester. Development funding has shown a trend toward suburban schemes outside of London, with nearly £300 million committed to five English regions.

Rental growth saw a notable increase during the summer, with 72% of English local authorities reporting stronger-than-average growth. This acceleration follows the implementation of the Renters’ Rights Act in May. While most large cities saw increased rental growth, Birmingham experienced more limited increases due to high levels of rental supply.
