UK rental market investment and pricing trends
Overview
Investment in the UK build to rent (BTR) sector has reached record levels, with year-to-date investment exceeding £4 billion as of the third quarter of 2026. Significant activity includes large-scale acquisitions of single-family housing and forward funding for residential developments, with a growing trend toward suburban schemes outside of London.
Concurrently, average advertised rents in Britain have reached new record highs. Monthly costs outside of London have surpassed the £1,400 threshold for the first time, reaching an average of £1,418. In London, average asking rents hit a record £2,825 per month, driven by a supply squeeze where available homes fell by 9% despite a 6% increase in tenant demand.
While rental prices continue to rise, the pace of growth appears to be moderating compared to the rapid increases seen between 2021 and 2023. Nationally, annual rental growth has slowed to 2.4%, though London is seeing a slightly faster acceleration of 3.2%.
Recent data from the Hamptons lettings index indicates that rental prices for fresh tenancies are rising at their fastest pace in nearly two years. The annual pace of growth for new lets accelerated for the tenth consecutive month in September, with average newly agreed rents across Britain increasing by 2.7% annually to £1,433 per month. In the South East and South West of England, annual growth exceeded 4.0%. For existing tenants, the average rent increase remained steady at 5.6%. Aneisha Beveridge, head of research at Hamptons, noted that while higher rents primarily affect those moving homes, continued growth could impact existing tenants as the gap between new and existing rental rates widens.
