UK letting agents support mandatory rental property registration
A survey by GetAgent indicates that 92% of estate and letting agents in England and Wales support increased government regulation of the industry. The findings reveal that only 7% of agents believe current regulations are sufficient, while 48% report that substandard or rogue operators are a problem in their local markets. Key issues cited include poor knowledge of property law, unethical sales practices, and misleading marketing.
In conjunction with these findings, the government has released guidance regarding a mandatory rental property registration system under the Renters’ Rights Act 2026. This system will roll out across England starting in the West Midlands on December 15, 2026, with full implementation expected by November 2027.
While landlords are legally responsible for registering properties and paying annual fees, agents may voluntarily assist by submitting information such as gas and electrical safety certificates, energy performance certificates, and tenant details. Agents will be held responsible for the accuracy of the data they submit, and both parties must adhere to a 28-day deadline for updates to remain compliant.
