UK rental market faces rising costs and tribunal challenges

The UK rental market is experiencing significant shifts as average private rents rose by £52 a month over the year to September, reaching £1,406. According to Office for National Statistics data, annual rent growth stood at 3.8%, with the North West recording the strongest increase at 5.7%.

In response to rising costs, tenant advocacy groups in cities such as London, Oxford, and Manchester are encouraging renters to challenge proposed rent increases through tribunals. These groups suggest that even minimal increases should be contested, noting that applications cost £47 and tenants can continue paying their current rent while cases are reviewed. However, industry representatives from the National Residential Landlords Association and Propertymark have warned that ‘flooding’ the system with claims could lead to a de facto rent freeze and create delays that harm both landlords and tenants.

Recent analysis from the TDS Charitable Foundation indicates that 50% of private landlords in England kept rents unchanged over the past year, citing tenant affordability and the desire to retain residents. Conversely, 48% of landlords increased rents, driven by higher maintenance, running, and mortgage costs. Meanwhile, house price growth has slowed for four consecutive months, with the average UK house price reaching £273,000 in August.
