UK rental prices hit record highs as London rents reach £2,825

Average advertised rents in the United Kingdom have reached new record highs, according to data from property portal Rightmove. For the first time, average monthly rents outside of London have surpassed the £1,400 threshold, reaching £1,418. While annual rental growth has moderated to 2.4%—down from the approximately 10% seen between 2021 and 2023—prices continue to face upward pressure due to constrained supply.

In London, the rental market is experiencing a more acute squeeze. Average advertised rents in the capital have hit a record £2,825 per month, with annual growth accelerating to 3.2%. This trend is driven by a significant reduction in availability; total rental listings in London have fallen by 9% year-on-year, while tenant demand has risen by 6%.

Nationally, the number of available rental homes has decreased by 2% compared to last year, though tenant demand has also seen a 2% decline. The report also notes a reduction in landlord investment, indicated by the falling proportion of homes to rent that were previously for sale. Experts suggest that higher borrowing costs and elevated mortgage rates are making new buy-to-let investments less attractive for landlords.
