US foreclosure filings rise 12% year‑over‑year in April 2026

ATTOM's April 2026 U.S. Foreclosure Market Report shows 42,430 properties with foreclosure filings, an 8% drop from March but an 18% increase from a year earlier. Lenders initiated foreclosure on 28,414 homes, up 12% from April 2025 while completed foreclosures (REOs) climbed 42% YoY to 5,098, despite a 3% monthly decline.

Delaware recorded the highest foreclosure rate at one filing per 1,739 housing units, followed by South Carolina and Florida. The states with the most foreclosure starts were Florida (3,505), Texas (3,154) and California (2,786). Metro areas seeing the largest YoY spikes in starts included Pittsburgh, Austin, Raleigh, Lakeland and Akron. Although activity is rising, overall levels remain far below pre‑pandemic peaks.
