US Home Prices Reach Record Highs as Luxury Buyers Drive Market
Median home prices in the United States surged to new records in June, according to two industry reports. The National Association of Realtors said the median existing home price hit $440,660, up 1.8% year‑over‑year, while Redfin reported a median price of $408,776, a 2.2% increase from the prior year. Both reports cite a sharp rise in purchases by high‑net‑worth buyers, especially in coastal markets such as San Francisco, where prices jumped 9.2% over the past year, and West Palm Beach, which saw an 8.6% rise and a 187% price increase over the last decade.
The luxury‑buyer surge has pushed overall price averages higher, leaving first‑time and lower‑income buyers farther behind. Mortgage rates remain near 6.5% for a 30‑year loan, keeping monthly payments high for most households. While the housing affordability index rose modestly, it fell slightly from the previous month, and policymakers continue to debate measures to increase supply and ease affordability pressures.
