US housing market shows rising prices amid falling home sales
The United States housing market is experiencing divergent trends between home prices and sales volume. Data from S&P Dow Jones Indices indicates that home prices in the 20 largest U.S. cities accelerated by 0.24% month-over-month in June, marking the fastest annual increase in a year. Chicago, New York, and Cleveland saw significant annual price growth, while markets in the West, such as Seattle and Las Vegas, experienced declines.
In contrast, sales activity has slowed due to high borrowing costs. New single-family home sales fell 10.5% in July to a seasonally adjusted annual rate of 607,000 units, according to the U.S. Census Bureau. This decline is attributed to elevated mortgage rates, which have remained high as the Federal Reserve maintains its stance on inflation.
Inventory levels are shifting as well. New single-family home inventory rose to 488,000 units in July, representing a 9.6-month supply. Meanwhile, existing-home sales also faced pressure, dropping 2.4% month-over-month in June, even as median existing-home prices reached $440,600.
