US housing market shows split between cooling trends and competitive turnkey sales

The United States housing market is showing divergent trends. While broader momentum is shifting toward homebuyers due to improving inventory and price cuts, certain segments remain highly competitive. Data from Redfin indicates that 25.9 percent of recently sold US homes closed above their asking price, an increase from 25 percent during the same period last year. This competition is primarily driven by move-in-ready, “turnkey” properties located in desirable neighborhoods with amenities such as good schools and easy commuting access.

In specific regions like Massachusetts, the market has faced challenges. Single-family home sales in the state saw declines in the first five months of 2026 compared to the previous year. Factors contributing to this slowdown included poor weather, elevated interest rates, and geopolitical uncertainty. However, real estate professionals note that inventory is currently growing, leading to hopes that the fall selling season may increase buyer activity and sales volume.
