Vienna housing market pressures impact expats and high earners
Vienna continues to be a primary destination for German citizens looking to relocate due to language similarities and EU freedom of movement. However, newcomers face distinct administrative and economic realities, including different tax systems, social insurance structures, and housing models such as 'Gemeindebau' (municipal housing) versus the free market.
The city's housing market is experiencing significant pressure, even for high-income earners. A case study of a couple earning between 5,000 and 6,000 euros net per month highlights the difficulty of finding suitable family accommodations. For a 100-square-meter four-room apartment, monthly rents vary significantly by district: approximately 2,248 euros in Margareten, up to 2,500 euros in Brigittenau, and reaching over 3,129 euros for new builds in Penzing.
These rising costs have sparked public debate regarding the affordability of the city for middle- and low-income families, as even substantial salaries are increasingly insufficient to secure adequate living space in the private rental market.
