Vienna real estate market trends
Overview
The Vienna real estate market showed divergent trends during the first half of 2026. In the rental house sector, transaction volumes reached approximately 418 million euros, marking an 18 percent decrease from the previous year. Activity shifted toward inner districts, with transactions in outer districts declining by 41 percent while inner district volume fell by only 8 percent.
In the broader property sales market, activity increased, with sales rising 12.9 percent to 11,114 properties and total transaction value increasing 29.1 percent to 5.41 billion euros. While the citywide average price for condominiums rose by 2.3 percent, district-level pricing was highly volatile. Significant price drops were recorded in Wieden, Ottakring, the Inner City, and Döbling, whereas districts such as Margareten saw price increases of 19.5 percent.
Market analysts suggest the rebound is influenced by buyers adjusting to interest rates and a push to finalize purchases before the expiration of land registry fee exemptions in June 2026. Experts noted that while demand has returned, buyers are “significantly more price-conscious than in previous boom years.”
By October 2026, housing market pressures have increasingly impacted high-income earners and expatriates, particularly German citizens relocating to the city. Despite substantial net monthly incomes, such as between 5,000 and 6,000 euros, finding suitable family accommodations remains difficult. Rental costs for a 100-square-meter four-room apartment vary by district, ranging from approximately 2,248 euros in Margareten to over 3,129 euros for new builds in Penzing. These rising costs have prompted public debate regarding the affordability of the private rental market for middle- and low-income families.
