Vienna real estate market sees rising sales despite district price volatility
The real estate market in Vienna experienced significant activity and divergent pricing trends during the first half of 2026. According to the RE/MAX Real Estate Mirror, property sales in the city rose by 12.9 percent compared to the same period in 2025, with 11,114 properties changing hands. The total value of these transactions increased by 29.1 percent to 5.41 billion euros.
While the citywide average purchase price for condominiums rose moderately by 2.3 percent to 318,967 euros, individual districts showed starkly different developments. Wieden saw a major decline, with typical apartment prices dropping by 20.1 percent—approximately 100,000 euros—to 398,754 euros. Other districts experiencing price drops included Ottakring (down 16.5 percent), the Inner City (down 9.5 percent), and Döbling (down 7.9 percent).
Conversely, prices in districts like Margareten rose by 19.5 percent. Experts suggest the market rebound is driven by buyers adjusting to current interest rates and a rush to complete purchases before the expiration of certain land registry fee exemptions in June 2026. Real estate agent Thilo Börner noted that while demand has returned, buyers are significantly more price-conscious than in previous boom years.
