Vietnam real estate market faces affordability and liquidity challenges
Vietnam's real estate market in Q3 2026 shows a complex landscape characterized by high prices and cautious buyers. While apartment segments continue to lead in interest and potential growth, many buyers struggle with affordability. Deputy Prime Minister Pham Gia Tuc noted that housing prices remain beyond the reach of the majority of citizens, including workers and civil servants, despite an increase in unsold inventory.
Transaction volumes have seen fluctuations, with many brokers reporting significant decreases in activity due to high interest rates and policy uncertainties. However, the social housing sector is making progress, having reached approximately 91% of its target for the 1 million unit project. In Hanoi, efforts are underway to streamline administrative procedures to accelerate the supply of social housing.
In the commercial sector, Hanoi is expected to see an influx of nearly 500,000 square meters of new office space by 2028. Meanwhile, the government continues to manage large-scale investments, with the State Treasury actively mobilizing government bonds to ensure macroeconomic stability amidst global economic shifts.
