Vietnam real estate market faces slowdown amid high interest rates
The Vietnamese real estate market is facing a period of adjustment in 2026, characterized by high mortgage interest rates and declining liquidity. Reports from VIS Rating and MBS indicate that average mortgage rates have reached between 14% and 16%, causing buyers to become increasingly cautious. Consequently, total real estate transactions in the first half of 2026 fell by 18% compared to the previous year.
While the supply of new apartments in major markets like Hanoi and Ho Chi Minh City has increased significantly—up 33% in the first half of the year—the absorption rate has dropped. In the second quarter, the absorption rate for new supply fell to 73%, down from 95% in 2025. In Hanoi, secondary market apartment prices have seen adjustments of 10% to 20% due to this combination of high supply and high interest rates.
Financial pressure is also affecting developers. Real estate credit growth slowed to 8.6% in the first half of 2026, compared to 15% in the same period of 2025. To mitigate these risks, some developers like Vinhomes have introduced interest rate cap policies to provide stability for buyers. Meanwhile, in regions like Ha Tinh, authorities are working to expand capital channels for social housing to meet rising demand.
