Vietnam housing market targets significant supply growth through 2030
Vietnam is preparing for a significant influx of real estate supply, with approximately 776,000 housing units and land plots expected to enter the market from 1,850 ongoing projects. Despite concerns regarding oversupply, experts suggest that high demand driven by urbanization and population growth will likely sustain the market. In Ho Chi Minh City alone, an estimated 50,000 new units are needed annually to keep pace with natural population increases, whereas recent supply has averaged only 3,000 to 10,000 units per year.
In Dong Nai province, authorities have set ambitious targets for the 2026-2030 period, aiming to complete roughly 424,200 commercial homes and over 60,300 social housing units. To support this, the province requires an estimated investment of 627.5 trillion VND. A key focus is addressing the needs of industrial workers, who account for approximately 70% of the local social housing demand. To meet this, the Long Binh social housing rental project, consisting of 1,000 apartments, is scheduled to break ground in June 2026.
