Vietnam interest rates impact real estate and banking sectors
Rising interest rates in Vietnam are significantly impacting the real estate market and broader financial planning for homebuyers. For individuals with limited capital, developer-led incentives—such as 0% interest rates and principal grace periods—have become critical factors in the decision to purchase property. Without these subsidies, monthly interest payments on significant loans could consume nearly half of a middle-income professional's monthly salary.
On a macro level, SGI Capital reports that domestic interest rates continue to climb, with government bond yields approaching 2022 peaks and bank deposit rates for 6-12 month terms reaching 9%. This trend indicates a strong demand for long-term capital as the country pushes infrastructure investment to support GDP growth. While the State Bank of Vietnam has implemented policies to stabilize liquidity and exchange rates, banks are raising lending rates by 2-3 percentage points to protect their net interest margins (NIM). Analysts suggest that high-interest trends may persist, with potential risks emerging toward the end of the year and into 2027 due to global oil price volatility and domestic factors like money supply and trade deficits.
