Vietnam prioritizes credit for social housing and residential needs
Vietnam is focusing on directing real estate credit toward social housing and projects that meet actual residential needs rather than speculative segments. With real estate credit exceeding 5.1 quadrillion VND, banks are beginning to offer more favorable terms. Vietcombank has launched a 20 trillion VND program with interest rates up to 1% lower than standard rates and loan terms of up to 35 years. Similarly, BIDV has introduced a 30 trillion VND credit program for home buyers, construction, or repairs, offering fixed interest rates between 9.5% and 10.5% for up to 24 months.
In parallel, there is a growing emphasis on integrating emission reduction and energy efficiency into the design phase of social housing. Experts suggest that sustainability should not be an added cost but a core component of project planning. This includes utilizing natural light, ventilation, and local materials to reduce both construction and operational costs throughout the building's lifecycle.
