Vietnam real estate developers shift to flexible payment policies amid rising apartment prices

Real estate developers in Vietnam are increasingly utilizing flexible sales policies rather than direct price cuts to maintain liquidity and brand value. According to DXS-FERI, during the first half of 2026, developers have adjusted policies to include higher discounts, extended interest rate support (ranging from 24 to 30 months), and flexible payment schedules, such as requiring only a 10% initial payment. Experts from Savills note that direct price reductions are often avoided to protect brand reputation and the interests of existing customers.

Simultaneously, the apartment market in areas near Ho Chi Minh City, such as the former Binh Duong districts, is experiencing significant price shifts. Primary apartment prices in these areas reached approximately 60 million VND/m² in the second quarter of 2026, an increase of 4 million VND/m² from the previous quarter. CBRE Vietnam reports that roughly 95% of new apartment supply in this region belongs to the high-end segment. This trend has made apartments priced below 45 million VND/m² increasingly scarce, forcing buyers with budgets of 2–3 billion VND to either reduce their desired living space or seek alternative locations.
