Vietnam real estate market shifts amid rising interest rates

Vietnam's real estate market is facing significant shifts as lending interest rates rise. According to the State Bank of Vietnam, average lending rates for August 2026 reached between 8.4% and 10.7% per year, an increase from previous months. This upward trend is putting pressure on both real estate developers, who face higher capital costs, and homebuyers, who must manage increased monthly debt obligations.

In response to the high-interest environment, several banks are introducing specialized mortgage packages to attract customers. Vietcombank has launched a 20,000 billion VND credit package with terms up to 35 years, while BIDV offers a 30,000 billion VND package with rates around 9.5% to 10.5% for the initial period. Other institutions like TPBank, VIB, and Nam A Bank are also adjusting interest margins or extending loan terms to remain competitive.

Changing consumer behavior is also evident among younger generations. Faced with high property prices and interest rates, many are reconsidering the necessity of homeownership. There is a growing trend toward renting or prioritizing lifestyle flexibility and cash flow management over the traditional goal of owning a permanent residence.
