Vietnam real estate market faces liquidity pressure from high interest rates
The Vietnamese real estate market is experiencing significant liquidity challenges due to rising interest rates and restricted credit access. Reports indicate that 12-month deposit rates have increased, pushing mortgage lending rates above 10% at most banks. For many borrowers, floating rates after initial incentive periods can reach between 13% and 15% per year, significantly impacting purchasing power.
In the corporate sector, real estate firms are increasingly turning to bond markets to secure capital as traditional channels narrow. In the first nine months of 2026, real estate issuances accounted for approximately 40% of the total corporate bond market value, totaling over 170,000 billion VND. However, these bonds often carry high interest rates, with average rates for real estate firms reaching approximately 11.4% per year.
Market data shows a growing inventory of unsold properties, with approximately 51,950 units reported across 27 of 34 surveyed provinces in the third quarter of 2026. Additionally, approximately 5,012 projects nationwide are currently facing legal or operational difficulties.
