Vietnam's Da Nang and Hai Phong real estate markets draw high‑end renters and investors

Da Nang’s tourism surge in 2025–2026, with 1.46 million visitors during the April 25‑May 3 holiday (up 35 % YoY) and hotel occupancy reaching 75‑80 %, is spurring strong demand for premium rental housing. The Newtown Diamond project, located on the renowned Trường Sa resort corridor beside My Khe Beach and Legend Danang Golf Resort, offers an “all‑in‑one” living concept with amenities such as a cloud‑like pool, retail podium, health services and flexible financing—including up to 70 % of the sales price covered by interest subsidies and a 0 % interest rate for 18 months. These features aim to capture the growing stream of international high‑end renters.

In the north, Hai Phong is entering a new urban‑real‑estate cycle as apartments become the preferred housing type. Three key drivers are highlighted: a robust local economy with high GRDP per capita, strong attraction of foreign direct investment and industrial parks, and ongoing urban expansion along strategic infrastructure corridors. Nguyen Quốc Anh, deputy general director of Batdongsan.com, noted that “Hai Phong is entering a new urban development cycle.” Buyers now prioritize integrated ecosystems of amenities, operational quality and living experience, as expressed by Lê Thị Bích Liên of Gamuda Land: “Người mua hiện nay không chỉ quan tâm đến diện tích mà còn chú trọng hệ sinh thái tiện ích, chất lượng vận hành và trải nghiệm sống.” Gamuda Land’s Ambience project exemplifies this shift toward modern, amenity‑rich apartments.
