German real estate market shows stability with rise in existing home prices

The German real estate market is showing signs of stability, according to the Europace House Price Index (EPX), which rose by 0.19% in July. While the overall index remains steady, there is a notable divergence between different property segments. Prices for existing single-family and two-family homes have seen a significant increase of 0.89% in July, continuing a year-on-year upward trend.

In contrast, the market for condominiums has experienced a slight decline of 0.03%. Experts suggest that while the market has stabilized, the recovery may be slower than anticipated due to weak economic dynamics and a lack of income growth, which hinders the transition from renting to owning.

Regional trends and property features are also heavily influencing valuations. In Frankfurt, homes equipped with renewable heating systems like heat pumps command higher prices compared to those using gas or oil. Additionally, the structural condition and energy efficiency of older buildings are becoming critical factors in price negotiations, as buyers increasingly account for potential modernization costs.
