Zadar City Establishes Five Rental Zones for Commercial Property

The City of Zadar adopted a decision setting initial rent prices for publicly tendered commercial spaces owned by the municipality. A draft proposal outlines criteria for calculating rent as the product of usable floor area and a unit price per square metre, which varies by designated zone and activity. Five zones – Extra, First, Second, Third and Fourth – correspond to existing city zoning for public areas. The decision also includes rent discounts based on total space size, and additional reductions for existing tenants whose lease exceeds ten years, provided they add a new activity of similar size. The extra‑activity provision targets traditional and artistic crafts to preserve cultural values in the historic old town.

The draft will now undergo public consultation before the final ordinance is approved by the City Council.
