In July 2026, Czech mortgage rates rose for a fourth consecutive month to an average of 5.32%, according to the Swiss Life Hypoindex. This increase adds approximately CZK 900 to monthly payments on a typical CZK 3.5 million loan. High house-price inflation—exemplified by a 55 m² Prague flat costing roughly CZK 8.6 million—has made ownership less financially attractive compared to rentals, which range from CZK 23,000 to 26,000 per month.

Investment in Czech real estate surged in H1, with €1.47 billion poured into the market, a 121% jump from Q1. While developers supplied a decade-high 7,000 new apartments in Prague during Q2, average prices rose to approximately CZK 180,000 per square metre. This tight supply has driven families toward surrounding towns like Kladno, Beroun, and Benešov, where new-construction costs range from CZK 80,000 to 120,000 per square metre.

By late July, affordability concerns were compounded by low labor mobility. OECD and Eurostat data indicate Czech workers are among the least geographically mobile in Europe, often choosing to commute rather than relocate due to small travel distances and strong social ties.

By late August, a shift in investment strategy emerged. As yields for finished apartments face risks of stagnation, some investors are pivoting toward residential land. Concurrently, the market is undergoing a transformation as investors return to real assets following periods of high interest rates. According to Roman Kolev, a board member of the investment company Atris, investors are increasingly prioritizing “stability, transparency, and long-term value preservation,” with a growing focus on high-quality assets in premium locations and diversification into sectors such as healthcare and multifunctional projects.
