The Dubai real estate market is experiencing continues to see high levels of demand and development activity. Market analysis indicates a 75.5 percent absorption rate for residential properties currently under construction, with villas showing higher uptake at 85.4 percent compared to 74.1 percent for apartments. Furthermore, regional geopolitical tensions are impacting large-scale development timelines. Mohamed Alabbar, chairman of Emaar Properties and Eagle Hills, characterized the current regional situation as ‘not sustainable’, noting that ongoing conflicts affect global energy and food prices. Alabbar indicated that major projects, including the Creek Tower tender, are currently on hold pending a resolution to tensions between Iran and the United States.
