Global housing market affordability challenges
Overview
Global housing markets continue to face increasing affordability challenges driven by high property prices and elevated interest rates. In Europe, the end of zero-interest policies by the European Central Bank has created a generational divide; while rising wages have provided some relief for single-family home affordability, rates are not expected to return to pre-2022 levels, leading some younger buyers toward smaller condominiums.
In France, a stark generational gap has emerged in primary residence ownership. While the overall ownership rate remains relatively stable at 57.2%, only 17.2% of households where the reference person is under 30 own their homes, compared to 71.3% for those aged 70 and older. Access to property is increasingly dependent on existing wealth or parental assistance, with mortgage security often hinging on significant down payments provided by family members.
In the United States, Gen Z and Millennials are experiencing lower homeownership rates compared to previous generations, with data showing only 38.3% of 28-year-old Gen Zers were homeowners in 2025, compared to 42.5% for Gen X at the same age.
In Canada, economic pressures have prompted some to seek alternative lifestyles to avoid the housing market. Some individuals have opted to purchase off-grid land through direct financing with sellers to bypass traditional banking systems and escape inflation and rent cycles. Meanwhile, in India, the long-term nature of home loans necessitates significant financial planning to manage risks associated with inflation, interest rate fluctuations, and job volatility.
