Housing affordability issues in Lombardy

Research from Assolombarda indicates that rising housing costs in the Lombardy region of Italy, specifically in Monza, Brianza, and the Milanese hinterland, are creating significant economic and social obstacles. Between 2019 and 2025, property prices in Monza rose by 10%, while rental prices in Brianza municipalities increased by 26%.

These costs are impacting labor market mobility and business competitiveness. A survey of 1,200 young people aged 18 to 45 across Milan, Monza, Brianza, Lodi, and Pavia found that 47% of respondents stated housing availability and costs directly influence their decisions regarding study or work locations. Additionally, approximately 39% of those surveyed reported having declined at least one professional or educational opportunity due to commuting difficulties or the inability to find sustainable housing.

In Milan, average rental costs are 1.6 times higher than the average for provincial capitals. For many workers earning between 1,000 and 2,000 euros net per month, housing expenses consume an average of 38% of their monthly income, reducing disposable income and hindering the ability to settle in economically intensive areas.
