Overview

India’s commercial real estate market is seeing significant growth, primarily fueled by the expansion of Global Capability Centres (GCCs) and high demand for institutional-grade workspaces. In the first half of 2026, GCCs accounted for a record 45 per cent of gross office leasing, with Bengaluru emerging as a leader in this demand.

This surge in demand, paired with limited new office supply, has resulted in average office vacancy rates dropping to a multi-year low of 15 per cent. This supply-demand gap has created opportunities for Real Estate Investment Trusts (REITs). Reports indicate that over 300 million square feet of Grade A office space is currently available for REIT acquisition.

REITs in India have expanded their managed office stock from 71.8 million square feet in 2021 to approximately 163 million square feet in the first quarter of 2026. Under the Securities and Exchange Board of India framework, these trusts must distribute at least 90 per cent of their net distributable cash flows to unitholders.
