Indonesia is expanding its affordable housing framework through enhanced mortgage terms, increased credit ceilings, and accelerated land-titling initiatives. Despite a benchmark rate hike to 5.75% in June 2026, the Ministry of Housing and Settlements has maintained subsidized mortgage (KPR) and FLPP interest rates at 5% for houses and 6% for apartments. To improve affordability, the government approved extending mortgage tenors to 40 years, a move intended to reduce monthly payments to approximately Rp 500,000–700,000.
