Jalisco municipal property tax adjustments

Municipalities in Jalisco, Mexico, are implementing increases to cadastral values that will affect property tax calculations for the 2027 fiscal year.

In Guadalajara, the City Council approved a revenue law project that includes significant increases in the unit value of certain constructions. Properties classified as ‘Antiguo 2’—those over 41 years old—may see value increases of up to 21.18%, while industrial properties could see increases of up to 21.38%. Critics have indicated these changes may disproportionately affect consolidated zones and traditional neighborhoods such as Oblatos, Santa Cecilia, Analco, Huentitán, and Miravalle.

In Tepatitlán, the municipal council unanimously approved new cadastral value tables. Construction values for certain classifications and land values for rural properties are set to increase by up to 10%. The municipality also approved a 2027 revenue law with general tariff adjustments between 3.4% and 7.10%. These updates include a new land classification for ‘silos’ and provisions related to the Irapuato-Guadalajara Train project.
