The luxury real estate markets in Malibu, California, and Málaga, Spain, continue to see significant activity within the ultra-high-net-worth segment. In Malibu, high-pedigree celebrity listings, such as a Balinese-inspired villa priced at $17.5 million and a former oceanfront residence near $27 million, have driven prime market demand. In Spain, the ultra-luxury market remains highly concentrated in the Balearic Islands, Madrid, and Málaga. A recent study by the real estate portal Idealista has identified Villa Bellagio in Marbella as the most expensive property in Spain, priced at 70 million euros. Following this, high-value residences in Pollença and Palma, Mallorca, represent the next most expensive listings. In Málaga, the market is being reshaped by an influx of foreign capital, specifically from American and Latin American investors. While domestic buyers still represent between 40% and 50% of high-end transactions, international interest is driven by the city’s connectivity, gastronomy, and infrastructure, including the airport and high-speed rail (AVE). The province of Málaga accounts for nearly 25% of Spain’s luxury housing, with demand in Málaga city split between an eastern sector focused on privacy and a western sector focused on new developments and high-end services. As the summer season concludes, the Spanish market is entering a period of seasonal transition. Joan Canela, operational commercial director of Engel & Völkers Iberia, anticipates price stabilization and a slight decrease in transaction volume for the final quarter due to a scarcity of stock. While the luxury segment is expected to remain stable despite geopolitical and inflationary uncertainty, the non-exclusive segment may show more caution regarding financed operations. Recent trends in September indicate that premium residential properties in major Spanish cities, including Seville and Madrid, remain stable despite geopolitical uncertainty.
