Luxury real estate market trends in US and Spain

The luxury real estate markets in Malibu, California, and Málaga, Spain, have demonstrated significant activity within the ultra-high-net-worth segment. In Malibu, high-pedigree celebrity listings, such as a Balinese-inspired villa priced at $17.5 million and a former oceanfront residence near $27 million, have driven prime market demand.

In Spain, the ultra-luxury market is highly concentrated. Málaga has emerged as a leader, with the province holding 3,671 properties listed above €3 million as of June 2026, representing 35% of the national total. Together with the Balearic Islands, these regions account for nearly two-thirds of Spain’s ultra-luxury supply.

Subsequent reporting highlights that the most expensive residential addresses are concentrated in the Balearic Islands, Madrid, and Málaga. Median asking prices in the top ten locations range from approximately 6.4 million euros to 15 million euros, with Camí des Salinar in Andratx, Mallorca, holding the top position. Madrid has shown significant growth, claiming four of the top ten spots, while Málaga maintains a strong presence in areas such as Benahavís and Marbella. This ranking follows a methodological shift by the real estate portal Idealista from using average prices to median prices, a change that resulted in Barcelona falling out of the top ten list.
