The Melbourne property market has shown signs of increased activity and warming trends as the spring selling season approaches. In late August, high-value sales were recorded in Kew and Richmond, with some properties exceeding their price guides and reserves. During this period, Domain Group reported a preliminary auction clearance rate of 58 per cent, while agents noted that low stock levels were beginning to stimulate competition. By early September, market activity continued to rise during the first weekend of the spring selling market. This period saw a significant volume of properties scheduled for auction, including the sale of a Victorian Italianate home in East Melbourne for $1,455,000. Agents reported an uptick in engagement, noting that approximately 50 per cent of recent buyers were new to the market. By September 5, Melbourne recorded a 59 per cent preliminary auction clearance rate. Notable transactions included a Victorian home in Port Melbourne that sold for $1,975,000, and the previously mentioned East Melbourne Italianate house, which sold for $1,455,000 following post-auction negotiations. Real estate agents observed a combination of buyer caution and emerging confidence, noting an increase in new buyers entering the market during this early spring period. However, broader data from Cotality suggests a more subdued start to the national spring season, characterized by low stock and underwhelming clearance rates. While Melbourne showed signs of resilience with a preliminary clearance rate of 58.2 per cent, the total number of auctions held across capital cities in the first week of spring was down more than 30 per cent compared to the same period last year. Analysts attribute this sluggishness to recent interest rate rises and mid-year tax reforms targeting property investors.
